Due Diligence at Institutional Speed

PearlAudit Enterprise gives acquisition teams instant property intelligence across every parcel in New York City. Replace weeks of manual research with automated dossiers your analysts can generate in seconds.

Trusted by commercial brokerages, development firms, and institutional investors across NYC

Your Team Wastes 40 Hours Per Acquisition on Data Assembly

Every deal starts the same way. An analyst opens one government portal for zoning, another for title, another for violations, another for flood maps, another for assessed value — a dozen separate sites, each with a different interface and format. Then they paste it all into a Word document and pray nothing was missed.

PearlAudit eliminates that workflow. One search. Every dataset. Every parcel. Every time.

Fragmented Data Sources

Your team toggles between 8–12 government websites per property. Each has different interfaces, different formats, different update schedules. Mistakes happen when analysts are tired, rushed, or new.

No Audit Trail

When a deal goes wrong because someone missed an (E) Designation or a landmark restriction, there’s no record of what was checked. PearlAudit timestamps every dossier and tracks every query.

Scaling Analysts Doesn’t Scale Research

Hiring more analysts doesn’t make research faster — it makes it more expensive. PearlAudit lets a 3-person team cover the same ground as a 15-person team.

What Enterprise Includes

Everything in Team, plus institutional-grade features built for firms managing portfolios, not individual properties.

Every Tax Lot & Condo Unit

Over 1.1M NYC tax lots and condo units across five boroughs — condo units resolved to their building. Updated monthly from NYC municipal records. Every commercial, residential, and mixed-use property.

Flood Zone Intelligence

Instant flood risk classification for any address — federal flood-zone codes and Base Flood Elevation, plus forward-looking stormwater and sea-level-rise projections.

Air Rights & FAR Analysis

Built vs. allowed Floor Area Ratio with remaining development potential calculated automatically. Identifies overbuilt properties and untapped vertical capacity.

Environmental Records Screening

(E)-Designation screening — hazardous-materials, noise, and air-quality requirements that gate permits and the Certificate of Occupancy — plus on-lot and nearby remediation / cleanup sites. Cited public record, not an environmental assessment. Sourced from NYC municipal records.

Full Per-Property Intelligence

Beyond zoning and flood: recorded ownership & sale history, assessed & market value, tax-lien & distress signals (with a cited convergence summary when markers co-occur), expiring tax-benefit (421-a/J-51) projections, development-rights headroom with every constraint named, Certificate of Occupancy & legal use, building-systems (boiler / cooling-tower) records, and recorded rent-stabilization counts — every figure cited to NYC municipal records.

Owner Portfolio & Land Assemblage

Recorded-owner entities resolved by deterministic name + HPD business-address matching across recorded deeds, the assessment roll, and HPD registrations — the owner's other buildings, aggregated portfolio-health counts (open violations, AEP, tax-lien, evictions, active mortgages), and adjacent lots recorded to the same owner. A recorded-name linkage for due diligence, never a determination of common control or beneficial ownership.

Coming Soon

Landmark & Historic District Overlay

Individual landmark designations and historic-district boundaries checked against every parcel. Air rights locked by landmark status are flagged automatically — no more misleading FAR calculations.

On-Demand PDF Dossiers

Professional property intelligence reports generated on demand. Formatted for client meetings, investment committee presentations, and offering memoranda attachments.

Physical Mail Delivery (coming soon)

Mail printed dossiers directly to property owners, investors, or prospects via USPS First Class, tracked from print to delivery — on our roadmap. Contact us if this is a priority for your team.

Address Autocomplete

Type any NYC address and see instant, validated suggestions covering every address in the five boroughs. No typos, no failed lookups.

Enterprise

Bulk Portfolio Analysis

Screen up to 500 properties in one batch — upload a CSV or paste a list of BBLs/addresses, run a full intelligence lookup on each, and download the results as a spreadsheet. Then roll the batch up with recorded ownership intelligence across your portfolio — distinct recorded owners, shared-ownership clusters, and each owner's other holdings with aggregated health counts, from recorded deeds + HPD registrations (a recorded-name linkage for diligence, never a determination of common control). Also available via the API (POST /v1/bulk, POST /v1/portfolio/summarize). Per-property ZIP / merged-PDF delivery is on our roadmap.

CRM & Automation Webhooks

Pipe property-monitoring events — recorded deeds and mortgages, new violations, façade-status changes — straight into your CRM or internal tools as HMAC-signed webhooks. Works with Zapier, Make, HubSpot workflows, or your own receiver; step-by-step recipes included.

Custom Report Branding

White-label every dossier with your firm's logo, colors, and contact information. Dossiers look like they came from your team, not a third-party vendor.

From Address List to Investment Decision in Minutes

1

Upload Your Target List

Search addresses individually in-app or via the REST API, or upload a CSV / paste a list of BBLs and addresses on the bulk screening page. PearlAudit geocodes and validates every entry against authoritative NYC address records.

2

Automated Analysis

Each property is analyzed across 1.1M+ tax lots and condo units — zoning & air rights, flood & climate, compliance, environmental records, value, and ownership. No manual lookup required.

3

Review & Filter

Results are presented in a sortable dashboard. Filter by FAR availability, flood risk, environmental flags, or assessed value. Focus on properties that meet your criteria.

4

Export & Distribute

Download individual property dossiers as PDFs, or the bulk results as a spreadsheet; per-property ZIP archives are on our roadmap. Forward to your investment committee.

The Math Your CFO Will Appreciate

Analyst Time Saved

A typical due diligence package takes 4–6 hours of manual assembly per property. PearlAudit generates equivalent intelligence on demand. At 50 properties per month, that's 200–300 analyst hours returned to higher-value work.

Risk Reduction

One missed (E) Designation costs $200K–$2M in unexpected remediation. One overlooked landmark restriction invalidates an entire air rights development thesis. PearlAudit checks every flag, every time, with zero human error.

Competitive Speed

The firm that delivers a complete property analysis to a seller in 24 hours wins the listing over the firm that takes 2 weeks. Speed is the new moat in commercial real estate.

Built for Institutional Requirements

SOC 2 Type II

Planned

Architecture designed for SOC 2 Type II; certification is on our roadmap. All traffic encrypted in transit (TLS 1.3).

Data Privacy

PearlAudit analyzes public government data only — no third-party PII is sold or shared. We store your account’s own search and download history to power your audit trail; that activity stays private to your team.

Dedicated Infrastructure

PearlAudit runs on dedicated cloud infrastructure — not a shared multi-tenant SaaS database. The property intelligence is public, read-only government data, the same for every customer; your account’s private state (search history, API keys, branding) is access-controlled and scoped to your account.

Audit Logging

Every search, every dossier, every download timestamped and logged. Full audit trail for compliance and internal governance requirements.

Enterprise Pricing

Enterprise agreements start at $2,500 per month and scale based on team size, query volume, and integration requirements. Every agreement includes dedicated onboarding, priority support, and custom report configuration.

Frequently Asked Questions

What data sources does PearlAudit cover?

NYC municipal property records (over 1.1M tax lots and condo units, resolved to their building), federal flood maps, and validated NYC address coverage. We continually expand municipal-records coverage.

Can we integrate PearlAudit with our existing systems?

Yes — the REST API is live: key-authenticated, with an OpenAPI reference and an interactive try-it sandbox at pearlaudit.com/v1/docs. Endpoints cover the full property-intelligence object (/query), the typeset PDF dossier (/report), and async bulk batch screening (/bulk — up to 500 properties per job, with optional HMAC-signed completion webhooks). Each key carries a tier and a per-minute rate budget. Contact us for a key and your rate limit.

How current is the data?

Property records are refreshed monthly from NYC municipal sources. Flood-zone data is updated as new federal flood maps are issued. All dossiers include a "Data as of" timestamp so your team knows exactly how current the intelligence is.

What happens if we need a property outside NYC?

PearlAudit currently covers New York City exclusively. Geographic expansion is on our roadmap — if your firm operates in other markets, contact us to discuss timeline and priority.

How does billing work?

Enterprise agreements are invoiced quarterly or annually. We accept ACH, wire transfer, and corporate credit cards. All tax compliance and receipts are handled automatically.

Do we have to start with an enterprise contract?

No. You can begin with our self-serve plans — including a free tier for occasional lookups, a one-time single-dossier purchase, and monthly Pro and Team plans — and move to an Enterprise agreement when your volume, seat count, or integration needs grow. Many teams run a 30-day pilot first.

Is there a trial or pilot option?

Yes. We offer a 30-day pilot program at no cost. We'll generate dossiers for up to 50 properties in your current pipeline so your team can evaluate the output quality before committing.
