Property monitoring checks after each NYC data refresh — at least weekly for enforcement feeds, monthly for the rest. Alerts reflect when NYC publishes a record.
What's in every dossier
One report, the whole picture — for any of NYC's 1M+ lots and condo units.
Zoning & buildable
As-of-right FAR, air rights, special districts and MIH — every rule cited to the NYC Zoning Resolution — plus unused development-rights headroom, with every reducing or qualifying constraint named.
Flood & climate risk
Federal flood-map zone, plus forward-looking stormwater and sea-level-rise projections.
Carbon (LL97) & energy grade
Local Law 97 penalty projections through 2050 and the building's energy grade (LL33).
Compliance, deadlines & violations
Façade (FISP/LL11), gas (LL152), upcoming filings, and open building, safety, and housing violations on the public record.
Building-systems records
Boiler inspections and cooling-tower (Legionella) registration & sampling cadence — on record.
Recorded ownership & sale history
Current owner of record, last recorded sale, and deed chain — cited public record.
Value & distress signals
City market & assessed value of record, any recorded tax-lien or distress signals, and — when multiple public-record distress markers co-occur — a cited convergence summary. Factual, never a determination.
Expiring tax benefits
421-a / J-51 and other time-limited benefits, with the projected post-expiry tax increase — a projection, not a bill.
Certificate of Occupancy & legal use
Whether a final Certificate of Occupancy is on record, and the building's legal use — from the public record, where available.
Environmental records
(E)-designations and nearby remediation / cleanup sites — cited public record, not an environmental assessment.
Rent-regulation records
The recorded rent-stabilized unit count on file — a record, not a legal status.
Neighborhood & proximity
Nearest transit, schools, hospitals and parks.
Pro & Team add comparable sales ($/SF) and white-label branding — your logo and name on every dossier.
Every figure is sourced and cited to the NYC Zoning Resolution, City rules, and municipal records — not estimates.

Common questions
›What's the difference between a free lookup and a dossier?
A free lookup renders the full dossier layout for any property, with the paid sections shown but locked. A dossier unlocks everything your tier includes. Either way, once you've run a property, re-opening it is free.
›Does re-opening a property use another dossier?
No. One unit equals one dossier, and re-views of a property you've already run never cost another one.
›What does “every figure cited” mean?
Each number in the dossier is sourced to the NYC Zoning Resolution, City rules, or municipal records, with the citation printed next to the claim. It's a cited public-record analysis, not an estimate.
›How current is the data?
Sources refresh on their own cadence — at least weekly for enforcement feeds, monthly for most others — and each dossier prints its data vintage. Property monitoring alerts you when NYC publishes a new record for a watched property.
›Can I move from the one-time dossier to Pro?
Yes — subscribe any time; your account and watched property carry over. Repeat one-time purchases credit your account automatically.
›Is this legal advice?
No. PearlAudit is a cited analysis of the public record — built to hand to your attorney, lender, or expediter with every source already footnoted, not to replace them.
