Data Sources

Everything in PearlAudit comes from public government records. City data is referenced throughout the product as NYC municipal records, with the responsible agency and record type named; federal data is attributed to the issuing agency. Nothing is scraped from private listing sites, and no figure is invented — see our methodology.

Datasets

  • NYC municipal records — assessments, tax-lot and recorded documents, zoning, permits, violations, and registrations
  • FEMA — National Flood Hazard Layer
  • EPA & state environmental records

Each dossier cites the as-of date of the records behind it, so the freshness of any individual figure is always visible where the figure appears.

Federal attributions

Flood determinations use the FEMA National Flood Hazard Layer and FEMA flood-insurance program records. Terrain analysis uses USGS elevation data. Environmental screening incorporates EPA enforcement and compliance records alongside state environmental records. FEMA, USGS, and EPA data are used per their respective open-data terms.
