Data Sources & Attribution

PearlAudit sources property intelligence from publicly available NYC municipal records and federal flood data. Each dossier includes the vintage date of the underlying data.

These datasets are in the public domain and are made available by government agencies under open data policies. PearlAudit does not modify the underlying records; we compile, geocode, and present them in structured format.

Data Accuracy & Limitations

Government datasets are subject to transcription errors, processing delays, and periodic restatements. Known limitations include:

  • Zoning data— designations reflect the mapped zoning district and do not account for pending rezonings, BSA variances, or special permits in process. FAR calculations use the mapped district’s base FAR and do not incorporate bonus FAR available through inclusionary housing or other programs.
  • Flood zones — flood map panels are updated periodically and may not reflect the most recent Letter of Map Amendment (LOMA) or Letter of Map Revision (LOMR) for specific properties. Advisory Base Flood Elevations may differ from effective BFEs.
  • Address matching — geocoding is performed against NYC municipal address records. Some addresses — particularly in new developments, lot mergers, or recent subdivisions — may not resolve correctly.
  • Assessed value — tax assessed values are determined by the NYC Department of Finance and reflect the tentative or final assessment roll for the applicable fiscal year. Market value is not reflected.

PearlAudit makes no warranty, express or implied, as to the accuracy, completeness, or timeliness of any data presented on the platform.

Intellectual Property

The PearlAudit name, logo, and wordmark are proprietary to PearlAudit. The platform interface, dossier format, report layout, and software are protected by copyright. Unauthorized reproduction or distribution of the platform or its output in whole or in part is prohibited without written consent.

Underlying municipal data is in the public domain. Attribution to source agencies is provided in every dossier footer.

The Service may link to external websites operated by government agencies and third parties. PearlAudit does not control those sites and is not responsible for their content, accuracy, or privacy practices. Links are provided for informational purposes only.

Jurisdictional Scope

PearlAudit currently covers New York City (Manhattan, Brooklyn, Queens, The Bronx, and Staten Island) only. Data, analysis, and dossiers produced by the Service apply exclusively to properties within the five NYC boroughs. Zoning codes, flood zone designations, and other regulatory classifications described in dossiers are NYC-specific and should not be applied or compared to properties in other jurisdictions.
