PearlAudit aggregates and presents publicly available property data for informational purposes only. Nothing on this platform constitutes legal advice, financial advice, real estate brokerage, appraisal, engineering assessment, or environmental consulting.

No information provided by PearlAudit should be relied upon as a substitute for consultation with a licensed professional in the relevant discipline. Users are solely responsible for all decisions made on the basis of data obtained through the Service. Before committing to any acquisition, financing, development, or legal proceeding, independently verify all data with qualified professionals and primary sources.

PearlAudit sources property intelligence from publicly available NYC municipal records and federal flood maps. Each dossier includes the vintage date of the underlying data.

These datasets are in the public domain and are made available by government agencies under open data policies. PearlAudit does not modify the underlying records; we compile and present them in structured format.

Government datasets are subject to transcription errors, processing delays, and periodic restatements. Known limitations include:

• Zoning— designations reflect current, as-of-right classifications and do not account for pending rezonings, variances, or special permits in process. FAR figures reflect a lot’s as-of-right development rights; additional capacity available through discretionary actions or bonus programs, such as inclusionary housing, is not assumed and requires independent analysis.
• Flood zones— flood determinations are based on the current FEMA flood maps and may not reflect the most recent property-specific amendments or revisions. Confirm a property’s flood status with FEMA and a qualified professional before relying on it.
• Address matching— an address may occasionally resolve to the wrong lot, particularly for new developments, lot mergers, or recent subdivisions. Confirm the property’s identity before relying on a result.
• Assessed value — tax assessed values are set by the relevant municipal taxing authority and reflect the tentative or final assessment roll for the applicable fiscal year. Market value is not reflected.

PearlAudit makes no warranty, express or implied, as to the accuracy, completeness, or timeliness of any data presented on the platform.

The PearlAudit name, logo, and wordmark are proprietary to PearlAudit. The platform interface, dossier format, report layout, and software are protected by copyright. Unauthorized reproduction or distribution of the platform or its output in whole or in part is prohibited without written consent.

The underlying municipal data is in the public domain, but PearlAudit’s compilation, presentation, and analysis layer is proprietary. Systematic or bulk extraction of the Service’s output, and any attempt to reverse-engineer it, are prohibited except under an authorized Enterprise agreement. Attribution to source agencies is provided in every dossier footer.

The Service may link to external websites operated by government agencies and third parties. PearlAudit does not control those sites and is not responsible for their content, accuracy, or privacy practices. Links are provided for informational purposes only.

PearlAudit currently covers New York City (Manhattan, Brooklyn, Queens, The Bronx, and Staten Island) only. Data, analysis, and dossiers produced by the Service apply exclusively to properties within the five NYC boroughs. Zoning codes, flood zone designations, and other regulatory classifications described in dossiers are NYC-specific and should not be applied or compared to properties in other jurisdictions.

PearlAudit may update this Legal Notice from time to time. The current version is always available on this page, and the effective date is shown above. Continued use of the Service after an update constitutes acceptance of the revised notice.
