Mechanic's lien

A contractor's recorded claim for unpaid work

A mechanic's lien is the recorded claim of a contractor, subcontractor, or supplier for unpaid work or materials furnished to improve the property. Filing is deadline-bound and the lien is temporary by default — it lapses unless extended or enforced by foreclosure action — so status and vintage carry the reading. Owners can discharge liens by payment, bonding, or successful challenge.

Analytically, mechanic's liens are construction-side distress markers: one lien may be an ordinary dispute; a cluster from multiple trades on one project marks a job whose money failed. On the other side, lien filings against a general contractor's projects across many properties profile the contractor. Either way the lien connects a property to a documented unpaid bill, with its amount and claimant on the record.
